Grandstone is pleased to present Marlin Storage, a well-established boat-storage facility situated in the heart of Port Aransas, Texas. Port Aransas is located on Mustang Island, a key vacation spot for many local Texans that attracts hundreds of thousands of visitors annually. With Tourism, Fishing and Maritime Industries being primary economic drivers of Port Aransas, the demand for boat storage will continue to grow.

The facility has maintained strong historical occupancy rates, with a waiting list for most of the year, and is currently 98% physically occupied. The facility currently features 47 enclosed boat units and one small warehouse building comprising 26,136 net rentable square feet. Marlin Storage was built in 1989, updated in 2010, and is situated on 1.61 acres of valuable land.

Enhancing the facility’s curb appeal and the implementation of professional management such as advertising and a strong web presence will allow a significant increase in rental rates. In addition, introducing supplementary revenue streams like tenant insurance and associated fees, as well as strategically increased rates during peak season, will substantially increase cash flow and value.
